THE TRUTH ABOUT TIMESHARES? CAN YOU REALLY GET IN?  by

 Patti Oar
1/31/2008 at 21:36
I’m always surprised when I hear people complain about their timeshares and how they can never get in when they want to. Now, I’ll admit that it may be a challenge if you are trying to get into one of the prime hotspot resorts. But it’s not impossible, you may sometimes have to work a little harder and when you consider what your timeshare costs you, it’s well worth it.

When you decide you want to use your timeshare you have an 800 # to call. This is in effect the timeshare company’s full service travel agency. These people are professionals and can help you with all of your travel arrangements, including exchanging your week from your home resort to one of the exchange resorts or even a cruise, arranging airfare and even car rental for you. Now, if you have extra points left over after you’ve booked your stay, you can often use your extra points to pay for the airfare and car rental as well.

These people are there to help you. If you call and they tell you the resort you want isn’t available you can just give up or you can ask them when is the best time to check back to find out if they do have inventory available at the site you’re interested in. It is helpful if you are flexible in your vacation times, as you may be able to get the resort you want, but not at the time you had orginally planned. But ...

GET THE MOST OUT OF YOUR TIMESHARE - DONATE IT!  by

 David Wegener
1/31/2008 at 21:34
As the owner of a timeshare, you are at some point in the future likely to decide to sell your investment. It is often quite difficult to resell a timeshare and you may find that very few resorts will take one back off your hands. If you are going to attempt to sell it yourself, you could place a classified advertisement or use one of several companies who, for a fee, are more than willing to help you

As an alternative you could donate it to a non profit making organization. There are, however, certain steps you need to follow before going down this route.

First, you will need to know the value of your timeshare on the secondary market and a good way to find out the actual sold prices as opposed to the listed prices is to take a look at Timeshareadventures.com. Another way of obtaining an approximate value is to check with the local county recorder or a local appraiser.

Second, you will have to decide which way you wish to carry out the transaction and how quickly you would prefer completion to be. Many non profit making organizations have different ways of taking over your timeshare so it is essential that you understand the procedures to be followed.

The two main ways of donating your timeshare are to either allow a cash sale and you hold onto it until the sale is ready to go ahead, or, let the non profit making organization take the title without delay, thus relieving ...

TIMESHARES FOR SALE - FACTS OVER FANTASY  by

 Christina M Harris
1/31/2008 at 21:33
The concept of fractional ownership developed in Europe in the 1960’s as a way for people who liked to travel around during the winter season to make sure they always had a place to stay during certain parts of the year. It has since grown into a large international industry. While timeshares once had popularity among the jet setters, an increasing number of people have discovered the facts and cons to this practice.

Money for Nothing

Timeshares are sold on the basis that you own a certain room/apartment or property for the period of time (usually a week) each year. It is an "assured vacancy" at a favorite spot. However, you aren’t just renting the place - you are actually taking a piece of ownership of the property, if only for a week. However, not only are you paying for your right to stay in the property, you also end up paying maintenance and ground fees for the upkeep (remember you are an owner) and a portion of property taxes. However, you are not the licensed person on the deed and have no real ownership of the property at hand. For what you pay in fees, you could turn your average vacation into a 5 star hotel stay.

The Fallacy of Flexibility

As they have faced a harder time getting clientele, timeshare companies began to develop what they market as a more "flexible" system, where you don’t have to stay in the same resort, or even use the same week. You can turn your ...

Hyatt Timeshares or, as they are also known, Hyatt Vacation Club, allow you to have your own slice of a resort that is yours and yours alone to enjoy for the weeks that you select every year. If you want a change, you can trade your points for other travel options. You purchase your timeshare and pay an annual maintenance fee, and small transactions fees where applicable. These maintenance fees cover resort and vacation club services, as well as the upkeep and improvement of the facilities and real estate taxes.

Hyatt Vacation Club accommodations are luxurious. While you can stay for a week, you are also able to make a reservation for any number of available nights. The accommodations are residential-style and offer all the comforts of home.

If you have questions about your timeshare, Hyatt travel specialists are available everyday to answer your questions. One of the big questions that people ask about timeshares is what if they cannot travel during the week they purchased. With Hyatt timeshares you can exchange your purchased week for points that you can use for another week at the same resort or at another resort in the Vacation Club or through the Hyatt membership in the club exchange service, Interval International. Your chosen week (or Home Resort Preference Period) can be exchanged via points to Hyatt’s Hotel Exchange Program (HEP) for standard hotel room accommodations. This exchange is available every other year.

IMPORTANT POINTS TO PONDER BEFORE BUYING A TIMESHARE PROPERTY  by

 Larry S. Taylor
1/31/2008 at 21:08
Buying a timeshare property can be an exciting opportunity that allows you to invest your finances in such a way that not only adds to your personal assets, but also gives you a place to stay each year. There are a number of opportunities available to those who have the finances to consider this, but you need to be aware that there are a number of scams companies who operate a less than legitimate business and so you need to be careful when listening to the very persuasive sales pitch offered by the sales representatives. In particular you need to consider 3 very important points:

Location

Costs

Protection

Below you’ll find some guidance as to the kind of questions you need to consider on each of these points that will help you make up your mind which timeshare property is the best investment for you.

Location

Where is the timeshare property located? This is especially relevant if you are planning to use the property as your own vacation destination rather than renting it. Think about the location as you would any destination you consider going to on vacation. How easy is it to get to? What kind of airport transfers are they and what cost implication is there? What’s the best time of year to be at that location - and how close to that are the dates you will have the property at your disposal (this may be less important if you intend to use the property for personal use only and can take vacations ...

THINGS TO KEEP IN MIND WHILE BUYING A TIMESHARE  by

 Mahmoud Awara
1/31/2008 at 21:05
Timeshares, also known as fractional ownership, is something that has been around since the first extended family decided to save on the cost of their vacation by sharing the cost of renting a cottage or vacation property.

An important thing to decide is whether you need fixed or floating timeshare? Actually, it depends on your lifestyle and job. If you always take your vacation the same time every year, then a fixed week is the best bet for you. Families with children who like to take their vacations during school breaks are the typical consumers for fixed week timeshares. People with more flexibility in their scheduling and those who don’t like being forced to schedule their vacation a year in advance will best benefit from the floating week timeshare.

If you decide to finance your timeshare, you also need to consider the added cost of interest, which can inflate your timeshare purchase by several thousand dollars if you are financing for 5-10 years. It is better to use cash for buying a timeshare, but if you do need to finance the purchase, try and minimize the cost by only financing for a couple of years.

Some things to watch out for in shopping for timeshares include being wary of prizes, especially prizes that ask that you only to pay the shipping and handling. Never pay for anything while you are just looking at timeshares. Purchasing a timeshare is not nearly the same as purchasing a house or even a condo. Some things are ...

SELL A TIMESHARE ONLINE THROUGH EFFICIENT ADVERTISING  by

 Max Suther
1/31/2008 at 21:05
It goes without saying that a timeshare wouldn’t sell for as much as you would expect. People who manage to sell their units for fifty percent of the original price should consider themselves lucky. Few timeshares will actually sell at that rate. It’s rare but it’s feasible. So what’s the best way to sell a timeshare?

A lot of people suggest different ways of selling a timeshare. Some think that the easiest way to go about this task is to get the property listed with a real estate agent. The company will then do the promotion and selling for you. Basically this will entail having to cough up a specific amount of money for promotional needs. Other firms who do not charge upfront fees will require a huge cut from the sale as commission. The chances of breaking even are little to none especially if you have the bad fortune to do business with a real estate agent that has a seedy reputation. However, this doesn’t necessarily mean that asking professional assistance is not without merits. After all, getting a real estate agent means getting your unit properly advertised through all possible channels. Agents come with a diverse network of contacts which makes attracting a sale easier.

If you’d rather not work with a real estate agent, you may want to try the marketing tactics that actual professionals use. The best way to sell a timeshare is by taking a leaf from the agent’s book and try Internet marketing.

Basically, what you do ...

TIPS ON SELLING YOUR TIMESHARE  by

 Nick Stoles
1/31/2008 at 21:04
Many people would agree that reselling a timeshare is not as easy as buying one. You get loads of invitations in mails; get courtesy calls and emails to attend a timeshare presentation. They offer you bounties and favors in return for attending a presentation. Why all this? To convince you buy a timeshare. Buying is as easy as making a simple enquiry and many companies come knocking to your house to sell a timeshare. But, have you ever wondered is selling a timeshare as easy as buying one? The harsh truth is "no". Reselling a timeshare can be a real pain in the neck. That is why many experts advice not buy timeshare as an investment.

It is never going to rewards you with the returns of a real estate property. It is an investment in your life, dreams but not for financial returns. True that many people buy timeshare with the intention of vacationing only but certain unforeseen circumstances may force some timeshare owners to resale their timeshare unit. So this article is exclusively for those people and may also benefit others also who are contemplating selling their timeshares due to reasons such as change of taste, family has grown and you no longer want to go to the same location etc.

1. Check with the timeshare developer who sold you the timeshare. Sometimes the developers offer the original buyer an option to resell their timeshare back to the developer. If not find out if your timeshare is associated with a ...

BUYING A TIMESHARE - WHY PAY RETAIL?  by

 Bobbi Jo Frazier
1/31/2008 at 21:03
Most potential timeshare owners are swept away on a getaway weekend, shown a new luxurious property that is being constructed and from there the transaction is completed. Seeing the property definitely adds to the allure of purchasing, but there are better options for the consumer. Consider the sales pitch - You can go anywhere in the world, once you are an owner and part of the exchange network. Since that is the case, if you’d like to save a lot of money, consider a timeshare bought as a resale. Yes, you may not get the newest property, but if you are buying so that you can travel anywhere, then what is the difference? You’ll be trading your week anyway.

There are numerous companies reselling timeshares and trust me the people that have their timeshare listed, are waiting with anticipation for any type of offer. How do I now that? I’m one of them. See, I’m looking to eliminate the yearly $500 that I’m responsible for in maintenance and exchange company membership fees. So after having the property listed for over a year, I’ve come to the reality that if I’d really like to sell - I may take anything that is offered. There are now companies around that want me to pay them $2000 just to take it off my hands.

With a new timeshare, there is an initial purchase, usually around $15,000. With a motivated seller, you can expect to pay a lot less. But, before you do, consider why people ...

 Ross P. Anderson
1/31/2008 at 21:03
Many people assume that the most popular timeshare spots in the world are in locations such as Florida, Cancun, and even South Carolina. However, you may be surprised to know that places like California, Nevada, and Minnesota are giving those areas a run for their money, so to speak. Even Arizona and Utah are up and coming as premier timeshare locations.

No matter what timeshare in which you stay, they all have their own unique qualities that make them wonderful and attract visitors because of something specific they have to offer. Whether it is the skiing you seek, the ocean, or even close proximity to a major city, all timeshare destinations hold a special appeal for the guests who visit them.

Florida is actually one of the top timeshare destinations simply because of Orlando and its proximity to Disney World. The "happiest place on earth" attracts millions of people each year, with growing numbers of families making their way there each day. Orlando is not only one of the largest attraction cities, but it really does have something appealing to offer anyone who comes to visit.

Young or old, Orlando is full of fun with its attractions such as the Magic Kingdom, Universal Studios, Sea World, along with shopping, night life, and huge numbers of restaurants and eateries. Also in Florida, you have plentiful beaches that lure people as well. Daytona Beach, for example, is always a popular destination because of its 23 miles of pristine sand and surf.

For other beach fun, you ...

VACATION RENTALS BY OWNER   by

 Daniel Wright
1/31/2008 at 21:01
The allure of timeshares has increased so much in recent history that over two million Americans have now acquired timeshare properties both here and abroad. Unfortunately, the growth in the timeshare industry has also been accompanied by an increase in the number of scams and frauds targeting prospective buyers. In fact, the nefarious actions of the perpetrators of frauds and scams have created a dark cloud over the timeshare industry. However, because timeshares can be a cost-effective solution for families who wish to plan an annual vacation at a hotel or a resort, new timeshare investment options have started to surface.

But on the flip side of it, buying a timeshare requires large upfront fee and the timeshares typically range anywhere from ten thousand dollars to fifty thousand dollars also. On top of that the buyers have to pay the annual maintenance fee, property taxes, management fee etc. which could range from few hundreds to over a thousand also. People have begun realizing that why pay more money and still use the same property every year for only one week. And people get bored of going to the same place again and again. Although some timeshares offer exchange program which would allow owners to exchange their timeshare units across different resorts and locations but it is not that easy with exchange costing more bucks. And when the owner wants to sell a timeshare unit it is not that easy task. Timeshares are one of the most difficult properties to sell. Even ...

TIMESHARES - PROVEN WAYS TO GET MORE VALUE FOR YOUR MONEY  by

 Daniel Wright
1/31/2008 at 21:01
When numerous owners share one piece of property - both the pleasures of use and the responsibilities of maintenance - this is called a time share. This idea began in the 1960s in Europe. Skyrocketing property costs made it impossible for most people to afford the cost of an individual vacation house, but they discovered that sharing ownership of property dramatically reduced both the costs and upkeep burdens on all parties involved. Real estate developers, who were able to target a wider variety of people, also benefited from this development. Most of these properties are condominiums at resorts, but other types exist: hotel, motor home, cruise, and even campground timeshares. The number of choices available is growing exponentially, but one thing is true: unlike standard home ownership, vacation rentals are owned by a group of people who do not necessarily have any relationship to one another.

A technical definition of timeshare property is that an owner has specific time to share in an owned property. But as more and more properties are being converted into timeshares, flexible sharing options cannot be ruled out. The flexible option offers owners the option of choosing more than one unit location and also more than one specific time of a year.

Timeshare properties are usually found in warm destinations like Florida where people like to vacation a lot. They can also be found in cold weather areas near ski resorts. The properties are typically furnished in full and usually have one to three bedrooms, multiple bathrooms, ...
